The property buyer's guide
Before youbuy property, look a little closer.
Why a termite inspection matters before you collect the keys. Understand the signs, ask better questions and plan your next step with MA Pest Control LLP.
A closer look.
A clearer decision.
02 / A little clarity before a big decision
Five reasons to inspect
before you buy property.
Understand the warning signs.
An inspector looks for termite shelter tubes, damaged accessible wood and other signs of present or past activity. A suspicious mark needs assessment; it does not automatically establish the extent of a problem. [2]
Make room for the actual costs.
If findings call for treatment or repairs, get estimates before finalising your budget. Ask for those costs separately: controlling termites and replacing damaged fittings are different jobs. Clear estimates help you understand what each service includes.
Ask the seller specific questions.
A written report gives you findings to discuss: where evidence was seen, what was treated previously and which repairs were completed. If work is proposed before handover, agree on what documentation and follow-up information you will receive.
Plan work before moving in.
Knowing earlier gives you more opportunity to coordinate the seller, service provider and interior contractor. Discuss access, preparation and timing before installing cupboards, arranging furniture or unpacking. Follow the instructions for the actual work proposed.
Decide with clearer information.
An inspection helps you understand one part of the property's condition. You may need further access, treatment estimates or a separate assessment of damaged building components. For concerns about structural elements, involve an appropriate building professional.
03 / Make the scope clear
What should the
inspection cover?
The property and the access available shape the visit. Ask which internal and external areas are included, and arrange any permissions needed. For a flat, clarify whether accessible common areas form part of the inspection.

Accessible woodwork
Doors, frames, cupboards and other fittings that can be examined during the visit.
Relevant conditions
Visible moisture sources and other conditions that may need attention.
Access limitations
Locked, obstructed or concealed areas should be identified, so the scope is understood.
Written findings
Ask what was checked, what was found, what could not be checked and what is recommended. [3]
04 / Take these questions to your next viewing
Your buyer checklist.
Tick off what you have arranged. Keep these questions handy when speaking to the seller and your pest control provider.
05 / Useful things to know
A few questions,
before the next step.
Does a clear inspection guarantee there are no termites?
A visual inspection cannot establish what is happening in every concealed space. Walls, flooring and fixed panels may restrict access. Read a report stating that no evidence was found alongside its scope and limitations. [3]
What if the seller says treatment was already done?
Ask for the records, dates and any current service agreement. Contact the provider about its scope, follow-up arrangements and whether it can continue after ownership changes. Keep the paperwork with your property documents. [2]
Should I include the kitchen cupboards and door frames?
Discuss accessible wooden fittings with the inspector, including any fixed cupboards or frames you intend to retain. Ask which surfaces can be examined and which areas are covered or obstructed, so the report accurately describes the visit.
What should I share when arranging a visit?
Share the property's location, type, approximate size and access arrangements. Mention any visible signs or earlier treatment records. The team can then discuss the scope and local availability of an inspection.
Keep the findings in perspective. An inspection records what could be assessed during the visit. Ask about inaccessible areas and the next steps recommended for your particular property.
